Job Description:
The Senior Quantity Surveyor / QS Manager will direct commercial activities, oversee cost planning, administer FIDIC contracts, manage variation claims, and evaluate final accounts under commercial management in Dubai. 🔹 Key Responsibilities:
- Lead and manage the commercial/QS department, overseeing all project cost planning and contract administration.
- Prepare and review Bill of Quantities (BOQs), detailed quantity take-offs, interim valuations, monthly payment applications, and final settlement accounts.
- Manage project variation orders, contractual claims, Extension of Time (EOT) commercial assessments, and formal dispute correspondence.
- Review main contracts, subcontracts, technical specifications, structural drawings, and commercial terms prior to project execution.
- Monitor project budgets, cost-to-complete forecasts, cash flow metrics, and overall commercial performance across active site packages.
- Oversee subcontractor and supplier accounts, including quantity measurements, interim certifications, and rate negotiations.
- Coordinate closely with Project Management, Planning, Technical Design, Procurement, Production, and Finance divisions.
- Represent the company in commercial progress meetings with main contractors, project consultants, and clients.
- Ensure timely submission, certification, and collection of project invoices and interim payment certificates.
- Identify commercial risks and mitigation strategies, providing accurate commercial guidance to executive management.
🔹 Requirements:
- Bachelor’s Degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field.
- Minimum of 10 years of progressive Quantity Surveying and commercial management experience within the construction sector.
- Strong technical background in façade systems, curtain walls, architectural cladding, aluminium fabrication, and glazing works.
- In-depth expertise in FIDIC contract conditions, standard methods of measurement, and construction law in the UAE/GCC.
- Advanced proficiency in Microsoft Excel, commercial measurement software, and ERP systems.
- Proven leadership, commercial negotiation, analytical reasoning, and team management capabilities.
